CETA Developments 10-step Process

We understand purchasing a home can be a complex process, so if you're in the market for a new home, here is a guide to every step of the journey. Our team of experts are dedicated to making the purchasing process as stress-free and enjoyable as possible.

STEP 3
Complete your Due Diligence

Typically 10 working days, this period allows you to engage and talk with your lawyer, mortgage broker, friends, family and any other experts, to ensure you're comfortable with your decision to purchase a CETA Home. Within this period for whatever reason if it isn't for you, you can cancel with no questions asked.

STEP 4
Go unconditional and pay a deposit

Once you're satisfied with purchasing a CETA Home after completing your due diligence, a deposit is payable and you'll go unconditional. This will sit in an interest-bearing solicitors’ accounts (meaning that we, the developer cannot spend your deposit).

STEP 6
Pre-settlement inspection

This provides you an opportunity to ensure the property has been built according to contract and specifications promised and is one of the final steps prior to settlement and handing over the keys. At CETA, we offer two pre-settlement inspections to provide an opportunity for us to remediate and fix anything before you settle. We recognise from experience that one is often not sufficient to ensure all the homes meet the high standard and expectation we set for ourselves.

STEP 8
Settlement

After we get the Code Compliance Certificate, a settlement date is set. With your lawyer and broker you'll settle the final money and on settlement day our team will meet with you onsite to handover your door codes and do a final walk through your home with you to ensure you're happy any items from your pre-settlement inspection have been remediated.

STEP 10
CETA 90-120 day remedial

At CETA, we don’t want little items bugging you for 12 months so we like to engage with you earlier to remediate or fix anything the items you may have found while living in your home. At around 90 days we'll contact you and schedule in all subcontractors to come back and fix them. This doesn’t dissolve our responsibility for the 12 months period (part of the building act), but simply helps up stop small items becoming larger problems by not addressing them earlier.
