What am I buying?

You are buying a Freehold Fee Simple standalone home.

Is this a Turnkey development or a construction progress payment development?

This is essentially a turnkey project, though we define it as an “off the plan – with everything provided”. You are not required to make any payments until Title, Code Compliance and Practical Completion are all issued. Of course, your deposit still needs to be paid to the Lawyers trust account.

Do I have to pay a deposit and when is it required?

Normally a deposit equal to 10% of the purchase price for New Zealand residents is required to be paid to the solicitors trust account for new townhouse builds.

Can I use my Kiwisaver as a deposit?

Yes this can occur if it is your first home. Best to speak to your mortgage broker, bank and lawyer about this and the process that needs to occur.

Will I be part of a body corporate?

There is no body corporate for this development, but there is a Residents Association (RA) which is is set up in advance, to help control and manage the future maintenance of the common areas. All members of the RA are required to contribute into this account for the funds for future repairs and maintenance of any common areas.

I have a car, where will I have to park it?

All our developments include an allocated car park space, carport or garage with each home.
